Maximizing Exposure During Boulder City’s Art in the Park
Art in the Park, one of the largest and most anticipated outdoor art festivals in the Southwest, is happening right here in Boulder City on October 5-6, 2024. With over 100,000 visitors expected, this event offers incredible exposure for our office and agents. The festival, which features more than 300 fine art and craft exhibitors, along with live music and food vendors, presents a unique opportunity to interact with locals and tourists alike. Given the high foot traffic and broad appeal, participating in this event can lead to new client connections and expanded visibility for Trending Realty Group.
Opportunity for Agents:
We will be offering floor time at our office during the event. This is a prime opportunity to introduce potential clients to our services, especially those looking for homes in Boulder City or the surrounding areas. The exposure from this event can create lasting relationships, and we encourage all agents to take advantage of this opportunity. Snacks will be provided to all volunteers, and so far, Heidi Stevens has signed up. We are still looking for more agents to help fill the schedule. Saturday, October 19: Trunk or Treat Booth
We’re excited to participate in the annual Trunk or Treat event on Saturday, October 19. Bring your festive spirit and help us decorate our booth for the kids! It’s a fantastic way to connect with the community while having fun. Don’t forget to come in costume!
Friday, October 18, 6 PM: Bag Stuffing for Trunk or Treat
Join us at the office on Friday, October 18, at 6 PM to stuff candy bags for the Trunk or Treat event. It’s a great way to get everything prepped and ready while spending time with fellow agents and having a good time. Snacks will be provided.
Thursday, October 31, 10 AM: Tiny Tots Table at the Rec Center
We’ll be hosting a table at the Tiny Tots event at the Rec Center on Halloween morning. Stop by to help hand out treats and connect with families from the area.
Open Houses:
A point of clarification has emerged from the recent NAR FAQs, particularly concerning open houses. According to section 65 of the FAQs, when hosting an open house or providing access to a property for an unrepresented buyer on behalf of the seller, there is no requirement to enter into a written agreement with those buyers. However, this remains a gray area. To protect ourselves and ensure compliance, it is critical that we ascertain the representation status of all attendees.
At a minimum, we must have a sign-in sheet that includes a question asking whether the attendee is represented. If they are, you can optionally ask for the name of their agent. Additionally, always have a couple of BBRA forms on hand for any unrepresented clients who may want representation. This practice will help safeguard our interests while providing clarity to potential buyers.
New Forms Update:
ER Listing Agreement
- The new ER form does not allow any compensation to the Buyer’s Broker. It states, “This commission is exclusively for the Listing Broker’s services and is not subject to sharing, splitting, or otherwise distributing to any Buyer’s Broker or agent.”
RPA (Residential Purchase Agreement)
- The new RPA has a section to request Buyer Broker Compensation from the seller. See Section 2 on the second page.
BBRA (Buyer Brokerage Representation Agreement)
- The new Buyer Brokerage Representation Agreement (BBRA) must be completed prior to entering any homes to show or making any offers.
RPMA (Residential Property Management Agreement):
- This form also no longer allows us to preauthorize a commission to a tenant’s agent. It specifically mentions that a separate agreement with the landlord will be required. In this case, an addendum stating the CoOp will be sufficient.
MLS Matrix Update:
- The CoOp or Cooperative commission is no longer shown or implemented on the MLS.
- We cannot have anything in the public or agent remarks that even suggests that the seller is offering compensation.

- Business Cards and Signs: Each agent should have business cards and sign artwork on their agent page at https://trendingrealtygroup.com/user-page/. If you do not see your card and sign, please email your profile picture to membership@trendingrealtygroup.com. Once you have your artwork, you can use Quantum Printing here in BC, or whichever your favorite printer may be.
- Email Marketing: We have a new email domain! @e-realty-flyer.com. If you have a listing, you can have your own email address specific to your listing! Example: 220-lorryn-Ln@e-realty-flyer.com. If someone blocks it or marks it as spam it won’t effect your business email. Create a flyer and blast it out to whoever you’d like!
